Kamana Elderly Housing

Property Description:

Kamana Elderly Housing is a complex centrally located in Hilo.  The site is located next to the County of Hawaii’s Coordinated Services senior community center and is  within a short distance to shopping complexes and banks.   The project is comprised of nine one-story apartment buildings with a combined total of 62 units, each one-bedroom/one-bath unit having approximately 533 sq. ft. of living space. A tenth building contains the Office, Laundry Room and Mail Boxes.

In August 2016 the property was purchased by U00660 Hilo, L.P. as a Low Income Housing Tax Credit property, with HUD Project-Based Section 8 subsidy applicable to 61 of the 62 units.  The 62nd unit is the Resident Manager’s non-subsidized unit.

In 2016 the complex was completely renovated.  Renovations included a complete rehab of all interiors.  All units have vinyl wood-look planks throughout, ample storage, designer colors and lighting.  Kitchens have granite counters and wood cabinetry, and are equipped with electric ranges, garbage disposals, and Energy Star refrigerators.  Baths have granite counters and wood cabinetry, and are equipped with a basin, water closet and a tub/shower combination.
Six of the units are handicap accessible, and are equipped with strobe and chiming doorbells and smoke alarm systems.  The accessible units do not feature garbage disposals due to the design of the counters.

The exteriors of the buildings were insulated with hardie-boards  and painted.  The Office building, laundry room facilities and mailboxes were redone and additional ADA parking added.  The 6 gazebos on-site were renovated and made ADA accessible. The parking lots were repaved with ADA parking and ramps were installed. Landscaping on-site completed the renovations
